- Do I need to be pre-approved before we look at homes?
- Yes. Sellers and listing agents take offers seriously when you’re pre-approved. It also keeps you in a realistic price range. I can suggest lenders; you choose who to use.
- How do you get paid when I buy?
- The seller typically pays the buyer’s agent commission. So in most cases, you don’t pay me directly to represent you as a buyer. We’ll confirm how it works in your situation on our first call.
- What areas do you serve?
- Greater Nashville: Davidson County (Nashville), Williamson (Franklin, Brentwood, Nolensville), Rutherford (Murfreesboro), and surrounding counties. If you’re relocating, start with the Moving to Nashville guide and we’ll narrow from there.
- Can you help with new construction?
- Yes. I work with buyers going through builders. I’ll help with design center decisions, contract review, and inspections. The builder pays my commission — it doesn’t add to your cost.
- Do you work with investors?
- Yes. I help investors run numbers, find properties that fit their criteria, and avoid overpaying. We use local rent comps and deal analysis so you know what you’re buying.
- How long does it take to buy a home?
- From pre-approval to closing, often 30–60 days if you find a home quickly. In competitive markets, it can take longer to get an offer accepted. We’ll set a timeline that fits your situation.
- What should I do first?
